In the table below, I’ve compiled the number of closed sales, average days on market (DOM), and average sales price for single family homes in the communities of Cupertino, Los Altos, Los Altos Hills, Mountain View, Palo Alto, Santa Clara, Saratoga, and Sunnyvale for April 2011. Additionally, I have thrown in the data from one year ago–April 2010–to provide a comparison.

In Los Altos, we saw a decrease in the number of closed sales for last month compared to 2010 (18 vs. 31), which we can partly attribute to the low levels of inventory we are generally seeing across the board right now. With this decreased supply and rising demand, the average sales price of single family homes in Los Altos for April 2011 increased compared to last April ($3,073,722 vs. $2,922,500).
